How a turnover like these actually runs
Every job on this page followed the same four steps. Nothing here is unusual, but knowing the sequence makes it easier to see where your own handover date fits.
Step one
Free walkthrough
We walk the building with you, usually inside 48 hours of your call. This is where the real square footage, the trades still on site and the access arrangements get established.
Step two
Written scope and fixed price
You get a scope that names the rooms, the surfaces and what is excluded, with one fixed price against it. No hourly billing, so a slow day is our problem and not your invoice.
Step three
The clean
Crew sized to the actual job and the actual deadline. On post-construction work that often means a rough clean between trades and a final clean once the last trade is out.
Step four
Walkthrough before handback
We walk it with you before you accept the building. Anything on the list gets put right before we invoice, which is the point of a touch-up clean being in the scope from the start.
What to ask before you accept any building back
These are the checks that separate a building that photographs well from a building that is genuinely finished. They apply whoever did the cleaning.
- Look up, not across. Ceiling tiles, vents, sprinkler heads and the tops of door frames hold construction dust long after the floor looks clean.
- Check the tracks. Window tracks, door thresholds and elevator sills collect drywall dust that reappears the first time anything moves.
- Glass at eye level. Interior glass and display fixtures get judged first by anyone walking in, so check them in the light the building will actually be used in.
- Ask what was excluded. A scope that names exclusions is a scope someone thought about. A scope with no exclusions usually means the argument comes later.
- Confirm debris removal. Packaging, offcuts and protective film are a separate job from cleaning. Agree in writing who hauls them away.
